Chelsea have slapped a huge asking price on the 25-year-old midfielder, with new manager Xabi Alonso keen for him to be part of next term’s squad.
Fernandez was given a two-match club ban last season after making little secret of his desire to join Real.
He openly discussed his desire to live in Madrid during an interview while he was on international duty with Argentina in March.
The midfielder, who joined the Blues for £106m in January 2023, has a contract until 2032.

Chelsea’s preference — if they are to sell — is for the defender to join a club in Europe rather than a Premier League rival.
The Blues last sold a player to a rival last summer as Noni Madueke made his way across London to Arsenal.
The winger was sold for a £52million fee and ultimately enjoyed Premier League success by helping the Gunners land their first title since 2004.
