The shooting reportedly broke out during a business meeting between people who knew each other at the K Towne Plaza in Carrollton, a suburb north of Dallas.
Officers were called to the parking lot near Texas 121 and Hebron Parkway at around 11am, where they found five adult victims.
Two had died at the scene, while three others were rushed to hospital in a stable condition.
Cops say the suspect fled before being caught several blocks away in the Koreatown area after a short foot chase.
Witnesses said police later swooped on a grocery store near the H Mart area, where a man was seen being handcuffed outside.
Investigators say the gunman and victims were known to each other and were involved in a business relationship, adding there is no ongoing threat to the public.
Carrollton Police Chief Roberto Arredondo said: “It was a known business relationship. We’re still trying to work to identify what caused his actions.”
