The site will become a new base for the men’s first team and academy.

Subject to planning permission, Newcastle are looking to move into the complex in time for the 2029/30 season.

A formal planning application is set to go to Newcastle City Council early next year.

The land sits around five miles north-west of the city centre and is also close to where a number of first-team stars live.

It includes a derelict listed country house and parkland which the club plan to restore as part of the project.

There is also scope for women’s and girls’ facilities to be added further down the line.

Woolsington Hall already has links to the Toon going back more than 30 years.

Former owner Sir John Hall bought the estate in 1994 with plans to turn it into an academy base.

That never came off, but the idea has now been brought back on a much bigger scale by the club’s current owners.

Newcastle have already spent around £30m improving their existing Benton training ground, which was renamed The Knox last month.

And that site could still be kept once the men’s team move out, with the possibility of it being used by the women’s side.

Chief operating officer Brad Miller called the Woolsington move a “homecoming”.

He said: “Woolsington Hall will be a magnificent location for our new training complex, so we are delighted to have finalised our agreement to acquire the land.

“We are finalising hugely exciting plans for the estate, which include renovating and enhancing listed structures and parkland and retaining them as key elements in our designs.

“Our aim is to carefully and thoughtfully develop world-class facilities for our players and staff, while bringing out the beauty of the location and preserving it for generations to come.”

Chief executive David Hopkinson described the deal as a “landmark moment”.

He said: “Subject to planning permission, our proposed performance complex will create the world’s best performance environment for our teams.

“We’ll develop purpose-built facilities that are geared towards developing sustainable success in the future, where players, coaches and staff can perform at their very best every day.”

Unlike a new stadium or a major redevelopment of St James’ Park, the £190m spend will not bring in an obvious direct financial return.

Instead, it is a huge long-term investment in the football side of the club as the owners look to build a base they believe can rival the best in the world.

Newcastle will now begin talks with planners, residents and the local community before submitting the full application next year.
